
The Isthmus Lifestyle: 2025 Q4 Downtown Condo Market Update
Owning a home in the heart of Madison is a special thing. You get to experience our exceptional food scene, one-of-a-kind farmers’ market, and more events than you can count. Over the last 20 years, it’s also been an excellent investment, as condo values continue to appreciate at a healthy rate.
Here’s a run down of how the downtown Madison condo market fared last quarter.
21 condos sold in 2025 Q4, a 13% decrease from 2024 Q4. This was likely due to market and rate uncertainty rather than a weakening market. This assumption is supported by the ~3% increase in both overall sale price (up to $505k) and price per square foot (up to $422). For those sellers savvy enough to list with a Sprinkman agent, their average sale price was another 28% higher (at $647k).
The property market in winter months in Madison is always slower. After all, who wants to move a couch when it’s 20 below? Spring will be here soon enough though, and things are already starting to heat up with downtown condos. As of February 3, there are 14 Active or Pending listings and 5 Delayed (aka “Coming Soon”).
