Spring Awakens: When Real Estate and Nature Start to Bloom in Madison

Spring Awakens: When Real Estate and Nature Start to Bloom in Madison

There’s a special morning in early spring when Madison seems to exhale. The ice recedes, the light lingers a little longer over the water, and front porches that have been patient all winter begin to say hello. It’s the season of possibility — and in real estate, possibility is everything.

For buyers and sellers alike, spring is that rare intersection of practical timing and life-forward momentum. Inventory begins to surface just as demand awakens. Buyers are energized, sellers are optimistic, and homes – especially in neighborhoods near green space and water – show at their absolute best. In Madison, Wisconsin, a city defined by lakes, trails, parks and a steadfast devotion to the outdoors, spring isn’t just a season, it’s a strategy.

In the Madison real estate market (where things move quickly), having a trusted partner like Sprinkman Real Estate makes all the difference. An advocate who understands your timing, your goals, the life you’re building next — and crafts a plan that aligns with both the market and your momentum.

What’s the smartest move now, so you’re relaxing by summer? Here’s a preview:

Sellers: Why Early Spring Is a Smart (and Savvy) Time to List

Let’s begin with sellers. By the time tulips make their debut, serious buyers are already in motion. Many have spent winter refining wish lists, securing financing, and waiting for fresh listings. Engaging a trusted advisor with long-standing relationships and a deep understanding of the Madison market ensures you make the right connections.

Listing in early spring offers several advantages:

Less competition than late spring. While the market is active, it’s not yet saturated. Your home has room to shine.

Peak curb appeal. Even modest landscaping shines when it’s newly awake. Budding trees and brighter skies create a natural glow.

Motivated buyers. Families hoping to move before the next school year are ready to act decisively.

Increased relocation traffic. We have long-standing relationships with local companies and their recruitment teams, and we consistently see strong early-spring tour activity from highly-qualified relocating candidates and new hires.

Buyers: Don’t Wait for “Perfect”

Buyers sometimes assume more inventory later means better options. While May and June typically bring a flurry of listings, early spring offers great potential for a sharper focus — and an ideal time to jumpstart your next chapter. For lakefront and green-adjacent homes that are already at a premium, waiting for “more choices” may mean missing the right one. Partnering with a seasoned Buyer’s Agent who has a strong knowledge of Madison’s most sought-after neighborhoods is essential.

With fewer competing buyers than peak season, early movers can:

Tour thoughtfully, not frantically. Have the bandwidth to compare layouts, neighborhoods, and long-term value without feeling rushed.

Negotiate with clarity. Approach offers and counteroffers strategically, backed by solid research, mortgage pre-approval and an experienced real estate professional.

Secure properties before bidding wars escalate. Lock in a home at a fair price before heightened demand drives up competition and costs.

Sprinkman Snapshot: Spring Market Tips

Whether you’re listing or buying, approaching the process with a thoughtful strategy can make all the difference. From securing your dream lakefront retreat to passing along a well-loved wooded lot, a little preparation goes a long way. Consider this your personal checklist to make your next move, your best:

For Sellers

Freshen up the landscaping early. A few simple plantings, tidy beds, and clean edging can instantly boost curb appeal and create a welcoming first impression.

Showcase your outdoor living spaces. Set up seating areas, add soft lighting, and help buyers picture morning coffee on the patio or evenings on the deck.

Celebrate the natural setting. Make it easy for buyers to see how lake access, trees, and green space become part of everyday life.

For Buyers

Get pre-approved before the busy season. Walking in with confidence (and paperwork in hand) makes competitive situations much smoother.

Visit at different times of day. Notice how the light moves through the home and how the surroundings feel in the morning versus the evening.

Be ready to act on special opportunities. Waterfront and nature-adjacent properties don’t come around often — when the right one appears, you’ll want to be prepared.

Madison’s appeal is timeless any time of year. Its vibrant neighborhoods, dynamic cultural scene, and beautiful scenic landscape make it a city worth exploring no matter where you’re at in your real estate journey. Whether you’re looking for new traditions, family adventures, everyday luxury or a quiet escape, Madison offers the perfect backdrop for wherever you choose to be next. And when you’re ready to find it, we’re ready to help. We can’t wait to hear from you.

The Isthmus Lifestyle: 2025 Q4 Downtown Condo Market Update

Owning a home in the heart of Madison is a special thing. You get to experience our exceptional food scene, one-of-a-kind farmers’ market, and more events than you can count. Over the last 20 years, it’s also been an excellent investment, as condo values continue to appreciate at a healthy rate.

Here’s a run down of how the downtown Madison condo market fared last quarter.

21 condos sold in 2025 Q4, a 13 decrease from 2024 Q4. This was likely due to market and rate uncertainty rather than a weakening market. This assumption is supported by the ~3 increase in both overall sale price (up to $505k) and price per square foot (up to $422). For those sellers savvy enough to list with a Sprinkman agent, their average sale price was another 28 higher (at $647k).

The property market in winter months in Madison is always slower. After all, who wants to move a couch when it’s 20 below? Spring will be here soon enough though, and things are already starting to heat up with downtown condos. As of February 3, there are 14 Active or Pending listings and 5 Delayed (aka “Coming Soon”).

Are you considering selling this Spring? Or maybe you’d like to join the enviable group of downtown condo owners? Give us a call to get started With over $110 million in downtown condo sales since 2016, no other real estate office has more experience. We’d love to show you why we’re 1 when it comes to downtown condos.

"Working with Jeff to sell our downtown condo and buy a house was a really great experience. He was responsive and very clear with all communication. He obviously knows downtown Madison and the condo market very well, and it resulted in us accepting an offer over our asking price more than 30 days before our listing ever went active. For both the condo sale and house purchase, he was a strong advocate for us and we could tell he was doing everything possible to get us the best deal. "

Love Where You Live: Madison Neighborhoods with Serious Charm

Valentine’s Day has a way of sharpening our focus on what – and who – we love most. But beyond the flowers, reservations, and sweet nothings, February also invites a bigger question — do you love where you live?

At Sprinkman Real Estate, we know a home isn’t just a place, it’s a lifestyle choice. It’s the morning walk that clears your head, the shopkeep that knows your name, and the neighborhood where Friday nights feel effortless and weekends unfold naturally. As Madison’s premier boutique real estate firm, this is where we begin every journey — asking how you want to live, not just where you want to buy.

Few places offer lifestyle variety quite like the greater Madison area and three neighborhoods in particular – Middleton Hills, Belle Farm, and Nakoma – continue to stand out for their distinct personalities, enduring walkable appeal, and ability to make everyday life feel a little bit special.

With decades of expertise in the Madison market, our team can guide you to the home that’s your match made in heaven. From classic Craftsman charmers to eco-friendly residences with thoughtful modern design, we know just where to find elevated living that’s welcoming, effortless — and easy for you to fall in love with.

We invite you to take a look:

Middleton Hills: Where Community Sets the Standard

The beloved enclave of Middleton Hills is often described as charming, but that doesn’t quite capture its magic. Designed with walkability and connection in mind, this neighborhood blends classic, handcrafted Craftsman architecture with a modern, community-first sensibility.

Tree-lined streets with inviting front porches lead to local cafés, ice cream shops and neighborhood dining spots — ideal for a casual Valentine’s date or night out with gal pals that doesn’t require a reservation weeks in advance. Think a glass of red, a shared dessert, and a stroll home under twinkling streetlights.

Lifestyle-wise, Middleton Hills is a dream for those who crave balance and a community warmth. You’ll find professionals, families, and empty nesters drawn to its proximity to vibrant downtown Middleton and nearby Pheasant Branch Conservancy, not to mention its easy access to downtown’s Capitol Square district and UW-Madison campus. If your version of romance includes walkable evenings, impromptu meetups, and a strong sense of belonging, this might just be your match.

Sprinkman Spotlight: Lake Wisconsin + Agent Kathrin Judd

Sprinkman Spotlight: Lake Wisconsin + Agent Kathrin Judd

Why Lake Wisconsin — A Local Look

Lake life has a rare way of feeling like both a getaway and a grounded place to call home. Lake Wisconsin and its surrounding communities offer exactly that — a lifestyle where nature, connection, and convenience coexist beautifully. At Sprinkman Real Estate, we like to say we don’t just work here, we live here too. That local perspective translates into high-touch service, genuine conversations, and access to opportunities you often hear about long before they ever reach the market.

To help us unpack what makes this area so special – and what buyers and sellers should know as we head into 2026 – we’re spotlighting Sprinkman agent and Lake Wisconsin resident, Kathrin Judd.

Let’s dive into what she shared:

Where exactly is Lake Wisconsin?

If you’re not from the area, Lake Wisconsin can feel like a hidden gem — and one that locals are really proud of. The lake itself is a large, man-made body of water formed by a widening of the Wisconsin River, stretching primarily through Columbia and Sauk Counties in central Wisconsin. It sits between charming communities like Merrimac, Lodi and Prairie du Sac, and is an easy 30–40 minute drive northwest of Madison.

It’s close enough to Madison to be convenient, but far enough away to truly feel like a retreat. We have public boat landings, marinas, campgrounds, lakeside restaurants, and the iconic Merrimac Ferry (one of the last free ferries in the state) so it’s an area that feels nostalgic, but also energized and vibrant.

What types of homes can you find there?

One of the most compelling aspects of Lake Wisconsin real estate is its range. Homes span from classic seasonal cottages and older lake cabins to newer construction and high-end, custom lake properties. You’ll find a healthy mix of primary residences and second homes, with buyers ranging from full-time residents to weekenders from nearby Madison and beyond.

Price points vary widely depending on lake frontage, views, and the level of updates, but recent sales often fall anywhere from mid-$400,000 to well over $1 million for luxury waterfront homes. There really is something for almost every type of lake buyer.

What makes Lake Wisconsin unique?

Ask anyone who lives here, and you’ll likely hear a version of the same answer: the lifestyle. Lake Wisconsin offers a rare blend of nature, community, and accessibility. Residents enjoy lake living, bluff views, wildlife, and outdoor recreation — all while still being very close to Madison. The free Merrimac Ferry, locally-owned restaurants, marinas, hiking trails, and small-town charm create a relaxed, vacation-like lifestyle year-round.

Anything new or up-and-coming on the horizon?

Lake Wisconsin is buzzing with excitement Colsac Lodge, a new boutique hotel, is coming to the lakefront in Merrimac, right next to the historic Colsac III Ferry. With thoughtfully designed accommodations, unique dining experiences, and stunning waterfront views, it’s set to become a must-visit destination for both visitors and locals. This development promises to enhance the area’s tourism, dining, and lakefront charm, all while staying true to the relaxed, small-town character that makes Lake Wisconsin so special.

How did you come to call it home?

I became a Lake Wisconsin resident five years ago, but my connection to this area goes much further. I’ve called the Sauk Prairie, Mazomanie, and Madison areas home, and while each place has its own charm, Lake Wisconsin is where my family’s lifestyle fits best today. Growing up near the Baltic Sea in Germany, being close to water has always felt essential to me. As a Realtor, I helped many buyers and sellers in this neighborhood — never imagining I’d live here myself. When the right home came along, it felt like fate, and moving in was stepping into a dream I had quietly hoped for. My family loves the outdoors, and Lake Wisconsin fits our lifestyle perfectly. There’s so much to do here in every season — paddling, hiking, riding the ferry, grabbing ice cream in the warmer months, skiing at Devil’s Head, or ice skating, fishing in winter. Every day feels active, peaceful, and fun. Living here isn’t just about a home — it’s about fun, nature, community, and moments that make every season come alive.

How are you involved in the Lake Wisconsin community?

I love engaging with and supporting my local community. I serve as a board member of the Lake Wisconsin Alliance where I enjoy learning more about our watershed — not only to help protect it for future generations, but also to be able to educate lake homeowners and buyers about environmental stewardship. I'm a member of the Lodi, Lake Wisconsin and Sauk Prairie Chambers of Commerce, and we are part of the Sauk Prairie School District. I also support the Ice Age Trail Alliance, and hope to volunteer more in the future.

What’s your best advice for buyers and sellers in 2026?

Sellers: My biggest advice? Don’t feel overwhelmed — you don’t have to navigate this alone. Selling a home is all about support, strategy, and thoughtful planning. Many of my clients are downsizing after decades in their homes, navigating major life transitions or selling a second property. Working with an experienced, local agent can make all the difference. We’ll help you create realistic plans, prepare your home thoughtfully, establish strategic pricing, plus network and market to ensure your home makes a strong first impression to the right audience.

Buyers: Preparation and patience are important, but so is local knowledge. Homes on Lake Wisconsin are highly specific to their location and condition. That’s why working with a seasoned, trusted agent who understands waterfront rules, zoning, well and septic systems, shoreline regulations, and seasonal considerations is essential. With over a decade in real estate, I can confidently say that having an agent who truly knows lake living makes all the difference in finding the right home and navigating the process smoothly.

Finding the right home – or the right buyer – starts with finding the right agent. Someone who knows the market, but also understands you. At Sprinkman Real Estate, we believe the best fit goes beyond expertise; it’s about connection, trust, and genuine local insight. Ready to find your match? Let’s start the conversation and make your next move feel like coming home.

A Fresh Start in Madison: Why Moving Is the Ultimate New Year Reset

A Fresh Start in Madison: Why Moving Is the Ultimate New Year Reset

There’s something about the start of a new year that invites honesty. The calendar turns, and suddenly we’re asking better questions — about where we live, where we’re headed, and whether our current space is really supporting the life we want next.

In Madison, starting fresh feels less like a resolution and more like a strategy, especially in DeForest neighborhoods where space, nature, and balance shape everyday life. At Sprinkman Real Estate, we see every day how the right home can help new goals take shape. Whether you’re buying your first place or moving into your next chapter, homes in Madison, Wisconsin make it easier to turn fresh goals into real progress — where everything fits the life you want to live.

Where Environment Matches Your Intentions

New goals require room — not just physically, but mentally. Lucky for us, Madison neighborhoods are designed to make consistency feel achievable rather than aspirational. Walkability here isn’t a trend, it’s a daily framework. And that matters when your goals involve better routines, more intentional habits, or simply extra time outside your car. The result is a lifestyle that supports follow-through, because the best goals are the ones that fit seamlessly into real life.

SPRINKMAN SNAPSHOT:Madison’s Best Walkable Neighborhoods

Capitol Square — means mornings spent strolling past historic architecture and grabbing coffee at a corner café, and weekends mapping the best route through the award-winning farmers’ market or deciding which new restaurant to try.

Monroe Street — offers a quieter rhythm: tree-lined sidewalks, independent shops + restaurants, and easy access to the UW-Madison Arboretum with its trails and natural landscapes.

Williamson Street + Tenney-Lapham — provide a creative, connected vibe where daily life feels social, grounded, and purposeful thanks to community hubs + music venues, locally-owned businesses and arts organizations.

Lake Mendota + Lake Monona — pockets like Maple Bluff, Shorewood Hills and Bay Creek blend scenic walks, biking paths, lakeside patios, and water access into routines that encourage outdoor pursuits and a connection to neighbors and nature.

New Space, New Focus

There’s a reason “get organized” and “create better habits” top most New Year’s resolution lists. Why? Because your space can influence your behavior. A home that works with you – rather than around you – can quietly shift how your days unfold.

Homes in Madison, Wisconsin deliver intentional design in all shapes and sizes: a dedicated office instead of a dining table desk, a kitchen that makes cooking or entertaining effortless, or a backyard that invites restorative downtime. Even smaller homes feel thoughtfully laid out, proving that clarity isn’t about square footage — it’s about suitability. And luxury isn’t just a price point, it’s also the details.

Beyond your walls, the Madison area itself will become part of your rhythm. A new neighborhood or space invites fresh traditions, mini adventures, daily escapes, and quiet moments of luxury that refresh both mind and body. A thoughtfully chosen home doesn’t just house your life — it helps you create the pace, rituals, and moments that matter most.

Why Madison Works

The livable appeal of Madison, WIsconsin isn’t accidental. It’s a city where economic stability, cultural vibrancy, and unbeatable quality of life intersect in the best possible way. Anchored by the University of Wisconsin, a thriving tech and healthcare sector, and an unflinching sense of community, Madison is equal parts dynamic and grounded.

From historic lakeside charmers to downtown urban high-rises to expansive estates with wooded trails, including thoughtfully designed Sun Prairie homes, there’s a home for every lifestyle. For buyers at any stage – starting out, relocating or right-sizing – real estate in Madison balances practicality with possibility. Properties here aren’t just good financial investments (although they check that box too), they’re spaces that support routines, hobbies, and authentic connections. With the right expert guidance, buyers can navigate neighborhoods confidently, find a home that fits both their goals and day-to-day, and make starting fresh a lasting reality.

Whether this is your first home or just your next move, having a plan makes all the difference. As your trusted real estate partner, we’re here to help you get started — and give you one less list to write:

SPRINKMAN SNAPSHOT:Tips for Home Buyers in Madison

Figure Out What Matters MostEvery Madison neighborhood has its own personality. Do you want walkable streets with cafés, restaurants, and community gathering spots nearby? Or lakeside calm, green spaces, and trails for weekend adventures? Knowing what matters most to your lifestyle makes the search feel more manageable.

Get Your Finances in Order EarlyGetting pre-approved isn’t just for first-time buyers — it’s smart at any stage. It helps you know your budget, sets realistic expectations, and strengthens your position when you find the right home.

Lean on Local ExpertiseA seasoned real estate agent does more than show listings — they know the neighborhoods, pricing trends, and have insider access to exclusive properties. A strategic partner makes the process smoother, serves as your advocate, and helps you make confident, informed decisions.

Think Beyond Right NowA home isn’t just four walls, it’s the backdrop for your life. Look for spaces that can grow with your goals — a work-from-home enclave, backyard entertainment zone, or room for hobbies, guests or family down the road.

Consider Lifestyle, Not Just the HouseWhere you live shapes your days as much as the home itself, and McFarland real estate offers a quieter rhythm with easy access to parks, trails, and everyday essentials — making it easier to build the life you actually want.

Madison’s appeal is timeless. Our vibrant neighborhoods, cultural scene, and beautiful scenic landscape make it a city worth exploring no matter where you’re at in your real estate journey. Whether you’re looking for new traditions, family adventures, everyday luxury or a quiet escape, Madison offers the perfect backdrop for wherever you choose to be next. Home for the Holidays: How Madison Celebrates in Style

There’s something magical that happens when the first snow settles over Madison. The lakes sparkle, the Capitol dome glows, and the city’s signature blend of luxury living and small-town charm takes on an irresistibly festive shine. This is a place where holiday traditions feel both timeless and refreshingly modern — where a morning of boutique shopping can end with lakeside skating, and family celebrations unfold inside luxury homes of all shapes and sizes, dressed in their festive best.

If you’re fortunate enough to call this city home, or aspire to make it your own, here’s how Madison elevates the holiday season — and ties it all together with a bow.

Lakeside Lights + Downtown Delights

Madison holiday events impart a glow that seems to awaken the entire city. Olin Park’s Fantasy in Lights transforms the lakefront into a luminescent winter wonderland — a drive-through spectacle loved by generations. At our award-winning Henry Vilas Zoo, you’ll find its annual Zoo Lights casts palm trees, lions, and even the snack stands, in thousands of twinkling bulbs. It’s the kind of merry magic that makes both kids and adults feel like they’ve stepped into their own enchanted storybook.

Downtown, the bustle is as joyful as ever, and living nearby in Near East Madison homes means being steps from the season’s most iconic celebrations. And, just a few blocks away, local arts hub Overture Center for the Arts ushers in its own holiday traditions. From timeless classical symphonies to the Nutcracker Ballet to Children’s Theater of Madison’s beloved A Christmas Carol, December is orchestrated to perfection.

Although our holiday season often follows a time-honored script, Madison also shines with its own festive flair. Pop-up seasonal dining experiences – like Miracle on King Street at downtown hotspot Lucille and Lights on the Lake at the renowned Edgewater Hotel – will keep your spirits high and taste buds happy. Winter dome dining at European-style Café Hollander adds a touch of alpine luxury — perfect for cozy hot-toddy dates or holiday gatherings.

Gifts, Goodies + Holiday Magic

When it comes to holiday shopping, the Madison area knows how to deliver cheer. Picturesque Old World Christkindlmarkets at nearby Seven Acre Dairy Company in Paoli and downtown New Glarus are wintery escapes, overflowing with handcrafted gifts, artisanal goods, gourmet hot chocolate and mulled wine — and freshly-baked pastries, donuts and treats worth your seasonal indulgence.

Historic downtown Middleton dazzles with locally-owned stores, twinkling lights, and cafés perfect for warming up between stops. Monroe Street charms with its quirky shops and inviting boutiques, while iconic landmark Garver Feed Mill hosts artisan markets for sips and shops throughout December. Open-air boutique shopping center Hilldale offers an upscale, strollable experience, complete with festive greenery, live music, annual Santa visits — and enough sparkle to rival the storefronts of larger cities.

Holiday Design for Festive Fun

A beautiful space elevates every celebration — and Madison’s holiday homes are ready to deliver. Whether you’re hosting a lakefront cocktail hour, large family feast or intimate fireside coffee and conversation, thoughtful design and decor sets the mood, especially this time of year.

If you want your festive fetes to be remembered, a bespoke holiday home design is most certainly in order. Thoughtful seasonal decor, layered textures, and intentional styling will make your hosting effortless. Pulled from the latest blog post from Sprinkman Design, Home for the Holidays: Stylish Touches for Festive Design, here are some curated holiday home decor ideas so you can sit back and enjoy entertaining throughout the season — and cross at least one thing off your list.

Simple Swaps for Instant Chic

Refresh pillows, linens, soaps, and tableware with seasonal accents that reflect your style. Even small touches deliver elevated holiday elegance.

Fireplace Focal Point

Graceful garlands, layered candlelight, ornaments, and mirrors create a luxe vignette. Mix textures like greenery, metallics, and plush fabrics for refined warmth with a touch of holiday style.

Ambiance with Cozy Luxury

Combine winter-scented candles, tapers, and warm string lights. Soft glow and subtle fragrance create instant elevated comfort.

Pick a Palette + Keep It Polished

Choose two or three hues to unify your decor. Think forest green + ivory + brass, or cranberry + charcoal + linen. Cohesion creates effortless sophistication.

Neighborhoods That Make the Season Shine

Part of what makes Madison feel so magical during the holidays is its neighborhoods, including Cross Plains real estate, where quiet streets and scenic surroundings make the season feel especially cozy. A backdrop to the season’s best moments, they invite you to find your tradition, your community or your escape. Madison holiday homes have everything from lakefront decks aglow from outdoor heaters to cozy kitchens brimming with holiday treats, especially in inviting communities like Cottage Grove homes.

If you’re searching for a neighborhood that truly captures the holiday spirit, these are a few worth exploring:

Maple Bluff, with its classic homes and shoreline views, seems made for the holidays. Stroll past twinkling lights dancing on Lake Mendota, gather with neighbors for the annual parade and tree lighting and make merry at seasonal events hosted at Maple Bluff Country Club. In this charming village, you’ll find endless ways to immerse yourself in the joy of the season.

Shorewood Hills invites you into a world of refined coziness — a quiet enclave tucked amidst winding streets and artfully lit luxury homes. Ice skating on the neighborhood rink beneath twinkling lights, racing down its snowy sledding hill and attending festive gatherings at Blackhawk Country Club are just a few of the ways you can join in seasonal celebrations, connect with neighbors, and likely savor a steaming cup of cocoa or two along the way.

Step into downtown Madison and experience its storybook appeal — colorful street displays, modern condos overlooking the seasonal bustle, and easy access to all the Madison holiday events you won’t want to miss. Crowds of shoppers, street performers, and magical lights create an energetic holiday buzz you can soak up from morning to night.

Madison transforms into a true winter wonderland during the holidays. Yet the city’s charm doesn’t end with the season — its vibrant neighborhoods, lively cultural scene, and beautiful outdoor spaces make it a place worth exploring any time of year. Whether you’re strolling through twinkling streets in December or enjoying lakeside walks in summer, Madison is the perfect place when your luxury, your adventure or your forever begins where you choose to be. And when you’re ready to find that, so are we. We can’t wait to hear from you.

Sprinkman Spotlight: Madison’s Near West Side + Agent Jeff Drengler

Sprinkman Spotlight: Madison’s Near West Side + Agent Jeff Drengler

We Live Here, We Know Here

At Sprinkman Real Estate, we believe the best agents aren’t just familiar with a neighborhood — they’re part of its fabric. Our team lives where we work, which means we know more than market stats. We know the hidden walking paths, the best patios for a quiet glass of wine, and exactly which street shows off the most spectacular fall colors. That kind of insider knowledge turns a good real estate experience into a great one. Because when you love where you live, you’re naturally better at helping others find their place, too.

One of the best examples of that local love is Sprinkman agent — and proud Near West Side resident — Jeff Drengler. Passionate about the neighborhood he calls home, Jeff shared what makes this corner of Madison so special: an irresistible mix of location, lifestyle, and community spirit that makes it one of the city’s most desirable places to live.

Here’s what he shared:

First things first — where is the Near West Side?

If we’re talking boundaries, the Near West Side is the area of Madison between Monona Bay and Monroe Street, and just south of Regent Street. It’s a collection of cozy, character-rich neighborhoods like Bay Creek, Greenbush, Vilas, and Monona Bay. Bay Creek is bounded by Monona Bay and Wingra Creek, hence its name. I actually live in the Monona Bay area myself. It is part of the broader lakefront community connected to Monona real estate opportunities across surrounding neighborhoods. This area is very much a place where the lines blur in the best possible way.

What kind of homes can people expect to find here?

That’s a big part of its charm — there’s something for everyone. The homes near Monona Bay, but not directly on the lake, are some of the most affordable single-family options in Madison, with prices starting in the mid-$300s. Go a few blocks in any direction, and you can find a totally different vibe: classic Craftsman homes in Vilas, lakeside properties on Monona Bay, and historic gems scattered throughout. You could easily spend upwards of $1M for a home with water views or for something truly special. Sprinkman recently listed one over $2M in Vilas. This area has a wonderful mix of price points, styles, and opportunities.

Out of all the areas in Madison, what makes the Near West Side stand out?

Two words: location and community. Location-wise, it’s a dream. You’ve got the UW Arboretum, Vilas Zoo, Camp Randall, Monroe and Regent Streets, and Monona Bay all within walking distance. State Street and Capitol Square are just a short bike ride away, and nearby communities like living in Middleton offer even more housing options just minutes from the heart of Madison. But what really sets it apart is the people. It’s not just friendly — it’s actively welcoming. Weekly neighborhood events, community festivals with music and food trucks, educational workshops, potlucks, you name it. You can’t go for a walk without stopping for a chat with a neighbor. It’s that kind of place.

Are there any exciting changes or developments happening?

Absolutely. South Park Street is undergoing an exciting transformation, with a new grocery store and some excellent new restaurants. There’s also the John Nolen “Lakeway” Project, which will revitalize the eastern edge of the neighborhood and enhance access to the lakefront.

And we can’t forget the Regent Street redesign — still in the planning stages, but making real progress. It’s an exciting time to live in this part of town.

What brought you here and what made you stay?

We bought our home in 2019 and spent almost a year updating it before we moved in. A lot of the time since moving in went into restoring the lawn and gardens for great curb appeal and even better opportunities to meet neighbors out on their walks. We stay because we adore Madison, and this neighborhood encapsulates everything we love about the city. We’ve got diversity – of people, homes, experiences – and a sense of community that’s hard to replicate. Friendly neighbors, great food, and being this close to the lake, parks, and Arboretum? It’s a fantastic place to call home.

How are you involved in the neighborhood community?

Nature is a huge part of my life, and it’s very easy to get involved in meaningful ways in this neighborhood. I’m on the board of the Friends of the Arboretum (FOA), which supports education and fundraising for the UW Arboretum. I also belong to the West Side Garden Club — a wonderful, educational group that supports local nonprofits through annual donations. We’ve also been long-time supporters of the Clean Lakes Alliance, and I volunteer through Sprinkman with them as well. I’m also a member of the Monona Bay Neighborhood Association, and a business sponsor for Bay Creek, Greenbush, and Vilas associations.

What’s your advice for buyers and sellers as we look ahead to 2026?

For buyers: be ready. Even though the market has cooled slightly, homes in Madison – especially in these neighborhoods – often go under contract within days. Get your financing in place early, and work with an agent who’s responsive and knows how to move fast when your dream home pops up. For sellers: preparation is everything. The earlier you start, the better. Great staging, professional photography, and strong marketing make a huge difference.

Any tips specific to buying or selling on the Near West Side?

For buyers, I’d say: be flexible. A lot of the homes here have character and some have quirks. Many used to be rentals and need a little TLC, but with the right mindset you can find incredible value. Engage with an agent with strong relationships and resources that can help you set your vision. For sellers: hire a real estate agent who truly knows the area. These neighborhoods each have their own flavor. Whether it’s walkability to Monroe Street, views of Monona Bay, or a particular architectural style, a knowledgeable local agent with ties to the area will know how to tell the story of your home in a way that resonates — so you can take your next step.

What Can $1M, $750K, and $500K Get You in Madison, WI?

What Can $1M, $750K, and $500K Get You in Madison, WI?

If you're looking for single-family homes for sale in Madison, Wisconsin, you're in good company — and for good reason. Madison consistently ranks among the best places to live, thanks to a thriving job market, vibrant cultural scene, and abundant access to the great outdoors. And did we mention our five stunning lakes?

But with all that appeal comes high demand, which means limited inventory and an intensely competitive local market. Knowing what your budget can genuinely buy – not just in theory, but in reality – is key to not only finding and securing the home at the top of your wish list.

After helping countless buyers navigate Madison’s fast-moving market, we know firsthand how crucial it is to understand what your budget really gets you — and we’ve got the trusted insights to prove it. If you’re ready to see what doors your budget can open, we've broken it down into three common price points – $500K, $750K, and $1M – to serve as a benchmark so you can calibrate your expectations accordingly. Think of this as an exciting choose-your-own-adventure, real estate edition.

To keep things focused we’ve focused this pricing primer on single-family homes within the City of Madison limits. Middleton, Waunakee, and other fan favorites? Your time will come.

Take a look — and start dreaming about where your next move could take you.

$500,000: The Entry-Level Contender

FAST FACTS:

Search range: $400K–$600KGarage Situation: 0–1 car; parallel parking skills, it’s your time to shineHome Condition: Think “good bones,” “charming details,” and maybe a few weekend projects.Current inventory: 93 homes — plenty to work with.

At this price point, location and condition play a bit of tug-of-war. Closer to downtown, you’ll likely find older homes with character and a to-do list, but a wealth of opportunity to make it your own. These properties often come with beautiful original woodwork, well-established neighborhoods with mature trees, parks + neighborhood feel, and an incredible chance to add value over time.

Looking for something more turnkey? Your best bet is to expand your search a little farther out, where newer construction and updated finishes are more common — and square footage tends to stretch a bit further, along with the backyard. You might also come across smaller condos or one-bedroom units closer to downtown Madison, ideal for buyers prioritizing location over size.

Pro Tips:

Stay open-minded — and quick on your feet. With fewer than 100 single-family homes currently for sale in this price range, competition is real. Get pre-approved, and work with a savvy, experienced agent who can help you move fast, spot hidden value, and gain access to exclusive off-market or “coming soon” opportunities.

Partnering with a firm that brings in-house design expertise, and a curated network of trusted vendors to the table, can help you see the potential in a home that may not be perfect on paper — but could be just right for you.

$750,000: The Sweet Spot

FAST FACTS:

Search Range: $650K–$850KSquare Footage: 2,000–3,500 sq ftGarage Situation: 2-car, likely attached — maybe even with space for your gear.Home Condition: Updated kitchens, finished basements, and fewer “to-do’s” on day one.Current Inventory: 22 homes — not a flood, but enough to be a little choosy.

This is where Madison real estate starts to hit its stride. At $750K, you’re often looking at homes for sale that are well-maintained, move-in-ready properties in established neighborhoods — places with canopied, tree-lined streets, friendly sidewalks, and a sense of space that doesn’t feel like a stretch.

Many of these homes have been updated over time, so you're less likely to be budgeting for big-ticket renovations right out of the gate. Think functional layouts, modern kitchens, finished lower levels, and maybe even a bonus room that isn’t pretending to be a bedroom.

You’ll find listings scattered throughout near-west neighborhoods like Dudgeon-Monroe, Westmorland, and pockets of the Schenck-Atwood area on the east side that are seeing renewed demand due to their charm and proximity to downtown.

Pro Tips:

With just 22 homes currently available in this bracket, selection is tight — and competition isn’t slowing down. Work with a seasoned agent who knows how to write a sharp offer, navigate multiple-bid scenarios, and flag strong opportunities the moment they hit. Better yet, before.

Partnering with the right firm – one that brings unmatched market insight, top-tier resources, deep-rooted relationships, and seamless service – can make all the difference in keeping your search focused and strategic, with low stress and high success.

$1,000,000: The Gold Standard

FAST FACTS:

Search range: $900K–$1.1MSquare Footage: 2,500–4,300 sq ftGarage Situation: 2+ car garage, possibly heated — because, Wisconsin.Home Condition: Chef’s kitchen, finished basement, upscale finishes — maybe even a sunset view.Current Inventory: Just 4 homes. Yes, four.

Welcome to the upper echelon of Madison’s single-family homes for sale scene. At this level, you’re getting the full package — space, sophistication, privacy, and the kind of thoughtful details that make everyday living feel like a quiet luxury.

Think generous yards, gracious layouts, and minimal to-do lists. These are polished homes in some of Madison’s most coveted neighborhoods — Shorewood Hills, Nakoma, University Heights and Maple Bluff. If you’re really playing your cards right, you might just score a Lake Mendota view from your living room. Or at the very least, a home that gives you easy access just minutes away.

Pro Tips:

With just four homes currently on the market in this tier, patience and strategy go hand in hand. Your agent becomes your inside edge — someone who can spot the right opportunity before it hits the open market or get you through the door of a not-quite-listed gem.

At this level, working with a time-tested professional who brings sharp instincts, deep connections, hyper-local insights, and quiet confidence isn’t just helpful — it’s essential. Seek out a real estate firm with local roots, global reach, premium resources, and an impeccable standard of service — one that rises to the moment and helps you get the prize.

Regardless of Price, Be Prepared

We’ll be honest, whether your budget is $500K or $1M, navigating Madison’s competitive market requires careful preparation. Start by getting pre-approved — before you fall in love with that dream kitchen island. Then, align yourself with an experienced real estate agent who moves decisively, strategizes effectively, and knows how to craft a compelling offer when it counts.

And above all, stay realistic — the perfect home may not check every single box, but with the right guidance, you’ll find one that checks the ones that truly matter. So sit back, and get excited Your next move may be just around the corner.

Lake Mendota vs. Lake Monona: Which Madison Lakefront Community is Right for You?

Madison, Wisconsin is defined by the water that surrounds it — and we wouldn’t have it any other way. With five stunning lakes, our city offers a 24/7 staycation vibe for outdoor lovers, sunset chasers, and anyone drawn to nature-rich living. But when it comes to lakefront real estate, two names always rise to the top: Lake Mendota and Lake Monona.

These iconic lakes are the heart and soul of Madison’s isthmus, offering scenic shorelines, vibrant communities, and unbeatable access to downtown. But choosing the right lake for your lifestyle? That’s where it gets interesting.

Each lake has its own personality, home styles, and ‘if-you-know-you-know’ hidden gems — from classic university views to modern bayside escapes. At Sprinkman Real Estate, Madison’s top-performing lakefront and boutique luxury brokerage, we specialize in helping buyers discover their perfect waterfront fit. With our deep local knowledge, passion for supporting our lakes, and strong community roots, we’re here to guide you shore to shore.

Let’s dive into what makes Lake Mendota and Lake Monona so special — and where your dream home might be waiting.

The Vibe: Lakeside Elegance or Laid-Back Local Charm

Lake Mendota is often considered Madison’s prestigious lakefront. Its shores are home to long-established neighborhoods like Maple Bluff and Shorewood Hills, where historic homes and lakefront luxe meet mature, tree-lined streets. With the University of Wisconsin-Madison situated right on Mendota’s southern edge, there’s a vibrant energy in and around campus, and downtown’s Capitol Square, that blends culture and urban vitality with elegance and tradition.

Lake Monona offers a relaxed, eclectic atmosphere. Communities like Monona, the Waunona Way area and a few hidden pockets in the Schenk-Atwood neighborhood offer a blend of mid-century moderns, updated cottages, and luxury renovations + new builds. Spotlighting the botanical beauty of Olbrich Gardens and expansive shoreline lakefront park alongside numerous local shops, restaurants + cafés, you’ll find the surrounding neighborhoods have a deep sense of local pride paired with panoramic views of the downtown skyline.

So if you're looking for a classic, upscale Madison experience, Lake Mendota homes for sale might be the perfect fit. But if you're drawn to a slightly funkier, artsier vibe with stunning sunset views over the Capitol, Lake Monona might steal your heart.

Price Points: What Your Dollar Buys You

In general, Lake Mendota homes for sale tend to carry a higher price tag. With larger lots, legacy estates, and a scarcity of inventory, buyers are often paying a premium for privacy, prestige and history. Waterfront properties here currently range from $1.6M-$4.6M, especially in areas like Maple Bluff, Shorewood Hills and Tenney-Lapham. These neighborhoods are known for their tree-lined streets, historic homes, tight-knit communities and commanding views of the Capitol and university skyline.

Alternatively, Spring Harbor + Fox Bluff in nearby Middleton offer a relaxed, residential feel while still providing direct water access and beautiful views. These areas often feature a mix of updated mid-century homes, remodeled bungalows, and the occasional new build tucked into mature neighborhoods. Whether seeking a stately historic mansion, modern lakeside retreat or luxe loft hidden in the trees, Lake Mendota remains the gold standard for exclusive waterfront living in the Madison area.

Meanwhile, Lake Monona presents a broader range of pricing. Homes in Monona that are directly on the lake still command high values, currently ranging from $825,000-$1.4M, but buyers can also find more accessible options just off the water on Madison’s near east side. The Monona shoreline includes a mix of older mid-century ranches, contemporary rebuilds, and cozy cottages transformed into year-round homes.

Madison’s near east side neighborhoods like Atwood and Hudson Park, and the area near Waunona Way, feature a combination of private frontage and public shoreline parks — offering both exclusivity and community access to the lake. Those surrounding Lakeland Avenue and Tonyawatha Trail spotlight homes that boast direct access to Lake Monona, often with private docks and panoramic lake views. Pair that with proximity to bike paths, local parks, and downtown Madison, and Lake Monona becomes especially appealing to buyers seeking a more urban lakefront lifestyle, with a balance of recreation, walkability + affordability.

Amenities + Access: Recreation at Your Doorstep

Lake Mendota is larger and deeper, ideal for sailing, water skiing, and larger watercraft. It’s also home to the landmark Edgewater Hotel and UW-Madison Memorial Union Terrace — a celebrated spot for both students and locals to gather lakeside. The Mendota shoreline boasts a variety of parks, including Governor Nelson State Park and Picnic Point, where hiking and stunning views abound.

Lake Monona, while smaller, offers an intimate and navigable lake experience. The Lake Loop, a popular 13-mile paved bike path, circles the lake and connects neighborhoods in a distinctly local way. Monona also features beloved recreation spots like Schluter Beach, Olbrich Park + Biergarten, and the Monona Bait + Ice Cream Shop — yes, that’s a real place, and yes, you’ll love it.

Commute + Connectivity: Proximity to Downtown

From its north side, Lake Mendota neighborhoods like Maple Bluff, Tenney-Lapham and Marquette offer immediate access to UW-Madison campus, Capitol Square and State Street, making it ideal for professionals, professors, or anyone drawn to the pulse of the city. From the south, Shorewood Hills also offers unrivaled access to downtown, as well as Madison’s renowned hospitals, via University Avenue.

Lake Monona offers excellent proximity from the east and south sides, with the added benefit of that picture-perfect skyline view on your morning commute. Many Monona homes are just a 10-15 minute drive from downtown, and the lake’s southeastern edge connects easily to Madison’s Beltline Highway for broader commuting needs to our thriving corporate and tech businesses that lie on the far west side.
