Sprinkman Spotlight: Lake Wisconsin + Agent Kathrin Judd
Why Lake Wisconsin — A Local Look
Lake life has a rare way of feeling like both a getaway and a grounded place to call home. Lake Wisconsin and its surrounding communities offer exactly that — a lifestyle where nature, connection, and convenience coexist beautifully. At Sprinkman Real Estate, we like to say we don’t just work here, we live here too. That local perspective translates into high-touch service, genuine conversations, and access to opportunities you often hear about long before they ever reach the market.
To help us unpack what makes this area so special – and what buyers and sellers should know as we head into 2026 – we’re spotlighting Sprinkman agent and Lake Wisconsin resident, Kathrin Judd.
Let’s dive into what she shared:
Where exactly is Lake Wisconsin?
If you’re not from the area, Lake Wisconsin can feel like a hidden gem — and one that locals are really proud of. The lake itself is a large, man-made body of water formed by a widening of the Wisconsin River, stretching primarily through Columbia and Sauk Counties in central Wisconsin. It sits between charming communities like Merrimac, Lodi and Prairie du Sac, and is an easy 30–40 minute drive northwest of Madison.
It’s close enough to Madison to be convenient, but far enough away to truly feel like a retreat. We have public boat landings, marinas, campgrounds, lakeside restaurants, and the iconic Merrimac Ferry (one of the last free ferries in the state) so it’s an area that feels nostalgic, but also energized and vibrant.

What types of homes can you find there?
One of the most compelling aspects of Lake Wisconsin real estate is its range. Homes span from classic seasonal cottages and older lake cabins to newer construction and high-end, custom lake properties. You’ll find a healthy mix of primary residences and second homes, with buyers ranging from full-time residents to weekenders from nearby Madison and beyond.
Price points vary widely depending on lake frontage, views, and the level of updates, but recent sales often fall anywhere from mid-$400,000 to well over $1 million for luxury waterfront homes. There really is something for almost every type of lake buyer.
What makes Lake Wisconsin unique?
Ask anyone who lives here, and you’ll likely hear a version of the same answer: the lifestyle. Lake Wisconsin offers a rare blend of nature, community, and accessibility. Residents enjoy lake living, bluff views, wildlife, and outdoor recreation — all while still being very close to Madison. The free Merrimac Ferry, locally-owned restaurants, marinas, hiking trails, and small-town charm create a relaxed, vacation-like lifestyle year-round.
Anything new or up-and-coming on the horizon?
Lake Wisconsin is buzzing with excitement! Colsac Lodge, a new boutique hotel, is coming to the lakefront in Merrimac, right next to the historic Colsac III Ferry. With thoughtfully designed accommodations, unique dining experiences, and stunning waterfront views, it’s set to become a must-visit destination for both visitors and locals. This development promises to enhance the area’s tourism, dining, and lakefront charm, all while staying true to the relaxed, small-town character that makes Lake Wisconsin so special.

How did you come to call it home?
I became a Lake Wisconsin resident five years ago, but my connection to this area goes much further. I’ve called the Sauk Prairie, Mazomanie, and Madison areas home, and while each place has its own charm, Lake Wisconsin is where my family’s lifestyle fits best today. Growing up near the Baltic Sea in Germany, being close to water has always felt essential to me. As a Realtor, I helped many buyers and sellers in this neighborhood — never imagining I’d live here myself. When the right home came along, it felt like fate, and moving in was stepping into a dream I had quietly hoped for. My family loves the outdoors, and Lake Wisconsin fits our lifestyle perfectly. There’s so much to do here in every season — paddling, hiking, riding the ferry, grabbing ice cream in the warmer months, skiing at Devil’s Head, or ice skating, fishing in winter. Every day feels active, peaceful, and fun. Living here isn’t just about a home — it’s about fun, nature, community, and moments that make every season come alive.
How are you involved in the Lake Wisconsin community?
I love engaging with and supporting my local community. I serve as a board member of the Lake Wisconsin Alliance where I enjoy learning more about our watershed — not only to help protect it for future generations, but also to be able to educate lake homeowners and buyers about environmental stewardship. I'm a member of the Lodi, Lake Wisconsin and Sauk Prairie Chambers of Commerce, and we are part of the Sauk Prairie School District. I also support the Ice Age Trail Alliance, and hope to volunteer more in the future.
What’s your best advice for buyers and sellers in 2026?
Sellers: My biggest advice? Don’t feel overwhelmed — you don’t have to navigate this alone. Selling a home is all about support, strategy, and thoughtful planning. Many of my clients are downsizing after decades in their homes, navigating major life transitions or selling a second property. Working with an experienced, local agent can make all the difference. We’ll help you create realistic plans, prepare your home thoughtfully, establish strategic pricing, plus network and market to ensure your home makes a strong first impression to the right audience.
Buyers: Preparation and patience are important, but so is local knowledge. Homes on Lake Wisconsin are highly specific to their location and condition. That’s why working with a seasoned, trusted agent who understands waterfront rules, zoning, well and septic systems, shoreline regulations, and seasonal considerations is essential. With over a decade in real estate, I can confidently say that having an agent who truly knows lake living makes all the difference in finding the right home and navigating the process smoothly.
Finding the right home – or the right buyer – starts with finding the right agent. Someone who knows the market, but also understands you. At Sprinkman Real Estate, we believe the best fit goes beyond expertise; it’s about connection, trust, and genuine local insight. Ready to find your match? Let’s start the conversation and make your next move feel like coming home.
