Springtime on the Capitol Square: 2026 Q1 Downtown Condo Market Update
It’s Spring in Madison! That means it’s time to get ready for phenomenal weather and a busy property market. Here are some early 2026 condo market stats for you to peruse while you sip an iced tea on a downtown restaurant patio.
21 condos sold in 2026 Q1, a 24% increase from 2025 Q1. This was driven mostly by a 100% increase in 1-bedroom condo sales, up from 6 to 12.
Average downtown condo sale prices were down 28% to $444k for 2025 Q1 to 2026 Q1, but this doesn’t seem to be a long-term trend. The year-over-year change was positive for both sale price (up 12% to $588k) and price per square foot (up 3% to $430). As with last quarter, sellers who chose to list their property with a Sprinkman agent saw higher sale prices, this time at 7% above the average.
The warmer months are always busier for downtown condo sales and the Spring rush has already started for this year. As of April 20, there are 30 Active or Pending listings and 2 Delayed (aka “Coming Soon”). Those include two lovely downtown condos listed by Sprinkman agents Jeff Drengler and Julie Bernauer.
