Temps—and Condo Sales—Are Heating Up: 2026 Q2 Downtown Condo Market Update
The downtown condo market last quarter was, simply put, normal. One fewer condo sold verses the same period last year, prices were flat or slightly up, and it started hot in early Spring with the typical lull in late June.
Thankfully for downtown condo owners, Madison’s “normal” property market is pretty darn good. Here are the highlights from 2026 Q2:

One thing that can take a downtown Madison condo from “normal” to “amazing” is a great view. Those views most often come from being on a higher floor, and almost always carry a price premium. Just how much of a premium depends on the floor. Usually floors 4 or 5 are high enough to see over trees and smaller buildings. If the condo isn’t on or near a lake, you usually have to get up to floor 9 or 10 to get a glimpse of Mendota or Monona.
To remove other variables, we’ll just look at 2-bedroom condos that sold at Metropolitan Place—Madison’s largest downtown condo building—over the last 5 years. Here are the average prices per square foot for each grouping of floors:

Lower floors (1-4): $331

Middle floors (5-9): $371

Upper floors (9-14): $390
As expected, the higher you go, the more expensive it gets. This is no surprise, because who wouldn’t want to wake up to a view of one of our gorgeous lakes every morning?
Speaking of normal, the busy season for Madison home sales tends to follow our weather. It's hot through the end of August and cools off steadily through the end of the year.
